Rent increases expected to accelerate, affecting tenants

The UK rental market is experiencing a renewed uptick in costs, with average rents for new tenancies rising by 2.6% in July compared to the previous year, as reported by property website Zoopla. While this increase is below the overall inflation rate, Zoopla has predicted that rent growth could accelerate to an annual rate of 4% or 5% by the close of the year.

According to Zoopla, the supply of houses available for rent is diminishing as prospective first-time buyers face deterring higher mortgage rates, increasing competition for rental properties. Richard Donnell, Zoopla’s executive director, emphasized the tight correlation between rental market sensitivity and the availability of homes, suggesting that enhancing rental stock through investment is crucial for ensuring housing stability and rent affordability over time.

Impact of Legislative Changes

Even as new legislation, namely the Renters’ Rights Act, was integrated in England this May, marking the most significant change in over three decades, the rental market is tightening. Data from Zoopla indicates that rent cost growth had previously slowed to a low of 1.6% in February. However, recently, there has been a 3% decrease in available rental properties compared to the same time last year.

The competitive tension is illustrated by the fact that each rental listing now attracts over five inquiries on average — the most intense level of interest observed in nearly two years. The demand is notably pronounced in London but varies geographically, as more affordable areas allow renters to absorb increases more readily than in high-cost areas.

The forecasted rent hikes align approximately with the average annual wage increase, yet new property investments from landlords are stunted by increased costs and tighter regulations. Zoopla notes that rent growth is a national trend but emphasizes regional disparities in rental market pressures.

Commenting on the situation, Nathan Emerson, chief executive of Propertymark, highlighted the necessity for more quality rental properties to support the market. He stressed that creating a sustainable private rental sector depends on favourable conditions enabling responsible landlord investment, thereby expanding tenant options and improving market stability.
